What is a Buyer Agent?

A BUYER AGENT is a new breed of real estate sales associate who strictly represents YOU, the BUYER. This legal distinction is important to understand because agents for the SELLER conduct the majority of today's real estate transactions. A seller's agent is contractually bound to obtain the price and terms most favorable to the selling party. That naturally puts the buyer at a significant disadvantage. We represent buyers exclusively and our sole objective is to ensure that the best interests of YOU, the buyer, are protected.

What does a Buyer Agent do?

Your Buyer Agent stands ready to assist you in every possible way, from start to finish. The moment you contact us, your Buyer Agent begins work on a customized itinerary focused on personally touring you through each community, model center or home that meets your requirements. Your Buyer Agent will contact you by phone and develop a more in-depth understanding of your needs. You can rely on the expertise of our meticulously recruited and highly trained personnel. You can count on their local knowledge about new home models, builder reputations, new home communities, local schools, banks and more. We know how to do all the legwork to make your relocation go as smoothly as possible, so you can concentrate on more important things.

How much does a Buyer Agent cost?

And now for the best news: the Buyer Agent's services are FREE to you, the prospective buyer! There are no hidden charges or obligations. How is this accomplished? All fees are paid by the SELLERS in the form of previously negotiated co-broker and listing agreements.

When buying a home, you have a choice, Your broker can

Work for You

Work for the Seller

No longer will you have to ask yourself, who does the agent represent?

As Exclusive Buyer Agents We Work For You!

To give you a better understanding of why this is important, I'd like to tell you a little story. It's called:

The Real Estate Shell Game: Buyer and Seller Beware.

One day John and Sally LaSale decided to sell their home. When they bought the house a few years ago from the listing agent, their best interests weren't represented and they paid too much. Now that they are selling they are quite excited because they feel it's their turn to get the highest price.

They see an ad in the local paper for Moe Munee. Moe's ad states he sold more homes than anyone in the area last year. John turns to Sally and says, "Gee Sally this guy really seems to know his stuff, he should be a big help in negotiating the highest price for the sale of our home. Let's give him a call." Sally agrees, picks up the phone and schedules an appointment for that evening. Moe shows up in his fancy car and shiny shoes and says, "My job is to help you sell your home at the highest price possible". Moe continues on about how he will promote the home and tells John and Sally he may already have a buyer that would be interested in their home. Moe says he would like to set up some appointments, " if you could sign this dual agency agreement I will bring them over tomorrow". John and Sally cheerfully agree.

Across town at that very moment a young couple, Peter and Joan DeBier are reading a real estate magazine and thinking about buying their first home. They see an ad for a buyer agent, his name is... you guessed it, Moe Munee. The ad states that as a buyer agent Moe can help the buyers every step of the way. Peter turns to Joan and says, "Gee Joan this guy really seems to know his stuff he should be a big help in negotiating the lowest price for the purchase of our home". Joan agrees, picks up the phone and makes an appointment for that evening. Moe shows up in his fancy car and shiny shoes and says, "My job is to help you buy your home at the lowest price possible". Moe continues on about how he will assist them every step of the way and tells Peter and Joan the home he listed last night would be perfect for them. Moe says he would like to set up an appointment," if you could sign this dual agency agreement I will bring you over tomorrow“. Peter and Joan cheerfully agree.

So Moe Munee takes Peter and Joan DeBier over to see John and Sally LaSale's house, they like it and ask Moe to help them negotiate the purchase. Moe says, "I'm sorry even though you still have to pay my full commission the dual agency disclosure states I can't fully represent your interests on this purchase“. Peter and Joan are more than a little annoyed but they like the house and come up with an offer for Moe to present.

Now Moe takes the offer over to John and Sally and presents it. John and Sally are happy to have an offer and ask Moe to help them negotiate the sale. Moe says, "I'm sorry even though you still have to pay my full commission the dual agency disclosure states I can't fully represent your interests on this sale“.

What just happened?

John and Sally LaSale had to proceed with the largest transaction of their life without full representation.
Bad for John and Sally LaSale.

Peter and Joan DeBier had to proceed with the largest transaction of their life without full representation.
Bad for Peter and Joan Debier.

Moe got paid twice without having to fully represent either party!
Really, really good for Moe!

Both parties called a very talented general practitioner, for the largest transaction of their life. If you needed life or death surgery you wouldn't call a general practitioner, no matter how good his reputation, you would call the expert. Now that every realtor can call themselves a buyer agent, finding an agent that represents your interests all the time, every time is more confusing than ever. Only an agent that works for an Exclusive Buyer Brokerage can do that.

"Don't ever buy a property directly from the listing broker. Having your own agent will help you get the best price and terms. It won't increase your costs, because your agent shares the commission with the listing broker. This percentage amount is previously determined in the listing agreement and will be paid according to that agreement, usually from the escrow when the sale closes." Hume Publishing's SUCCESSFUL REAL ESTATE INVESTING*Hume's advisory board includes such notable experts as William E. Simon, Louis Rukeyser and Dr. Morton Shulman

We represent your interests. We work for you, and we will assist you in purchasing the home of your Dreams at the best possible price.

There is a difference

If the agent is not working for you as a buyer broker, that agent is working as a transaction broker or for the seller as a seller's agent, not for you. You are the agent's customer not his client. A seller's agent must treat you fairly and can't misrepresent any material facts about the property, but he must try to get the most money and the best terms for the seller, not you. He must, by law, tell the seller everything he has been able to find out about you. Here's what an Exclusive Buyer Broker can do for you.

We have no other Loyalties

Even if an agent says he will be your buyer's agent there will still be conflicts if that agent or his office also lists property for seller's. Lawyers in the same office will not represent both parties in a transaction. Agents in the same real estate office shouldn't either.

You have a choice

If the agent is not working for you as a buyer agent, he can not help you determine that the property is over priced. He can not give you advice on offering less than full price. He can not reveal the seller's motives.

If it doesn't cost more, why settle for less

Our commission is paid at closing from the fee the listing broker receives from the seller, it doesn't cost more to have me on your side. Here are a few more reasons to choose an Exclusive Buyer Broker, provided by the National Association of Exclusive Buyer Brokers.

Here's what the experts have to say:

"Buyer brokers: agents that buyers can call their own. Buyer's no longer have to fend for themselves." U.S. NEWS & WORLD REPORT

“Until recently all residential real estate agents and brokers represented the seller a fact lost on many home buyers. Now... a new breed of brokers has emerged to fend for them.” Christi Harlan The Wall Street Journal

“Most agents who show you homes don’t represent your interests. They work for the seller, and their object is to sell the house at the highest possible price. ”USA TODAY

“ Exclusive agencies are best. They remove any conflict of interest, which is the main reason for considering a buyer broker in the first place.” Kiplinger's CHANGING TIMES

"Only an EBA can guarantee to represent you in your home purchase and guarantee to negotiate on your behalf" Tom Early, President of the National Association of Exclusive Buyer Agents
